How much extra should I budget when buying property on the Costa del Sol?
The exact amount depends on the property type and transaction. Resale and new-build purchases have different tax structures, and mortgage buyers also need to allow for their personal contribution and finance-related costs.
Can I use the calculator for both resale and new-build property?
Yes. The calculator lets you choose between resale and new or off-plan residential property so the estimate can reflect the different buying-cost structure.
How much deposit does a non-resident need for a mortgage in Spain?
There is no guaranteed percentage. The calculator uses an illustrative mortgage setting for planning purposes only. Actual lending depends on the borrower, lender and property.
Does the mortgage calculation guarantee what I can borrow?
No. Income, liabilities, age, residence status, credit profile, lender criteria and the bank valuation of the property can all affect actual borrowing.
Is the calculator a legal or tax quote?
No. It is a planning tool. Before signing a contract or paying a non-refundable amount, your lawyer and relevant advisers should prepare calculations for the actual property and your circumstances.
